Overview

The Business Development Manager, who reports directly to the Milwaukee Division Vice President, owns the top of the sales funnel for our strategic sales process. This role is responsible for identifying, researching, and qualifying early‑stage, high‑value opportunities that align with our target criteria. This includes conducting market and client intelligence, recognizing early indicators of client needs, and building detailed prospect profiles to prepare the company for successful engagement.

 

This individual works closely with internal teams to shape pursuit strategies, support relationship building, and ensure JP Cullen is well‑positioned in the communities where we live and work. The role is highly proactive, analytical, and relationship‑driven. 

 

Additionally, this role serves as a visible brand ambassador for JP Cullen. This requires a consistent presence in the marketplace—building credibility, strengthening relationships, and reinforcing JP Cullen’s reputation through active participation in industry, client, and community organizations. By representing JP Cullen’s values, expertise, and long‑term commitment to the regions we serve, this person helps ensure the company remains top‑of‑mind with key stakeholders and well‑positioned for future opportunities.

 

Responsibilities

  • Represent JP Cullen at industry and community events to expand visibility and uncover opportunities.
  • Identify early indicators of client needs and emerging market opportunities.
  • Analyze market trends and competitive conditions to determine where opportunities are developing.
  • Research and qualify high‑value prospects that align with JP Cullen’s strengths.
  • Create detailed prospect profiles/dossiers to understand needs, challenges, and decision drivers.
  • Plan, coordinate and support the initial engagement strategy to position JP Cullen effectively with prospects.
  • Collaborate with internal teams to develop pursuit strategies and align business development efforts with division goals
  • Leverage collective team expertise to advance opportunities and achieve sales goals
  • Build strong, authentic relationships with architects, engineers, influencers, and client decision-makers.

Qualifications

  • Bachelor’s degree and/or related experience
  • Building trust and rapport easily, having passion for people, and an understanding of human behavior
  • Listening, thinking on your feet, and asking the right questions to develop the best strategies to meet the unique needs of each client or prospect
  • Setting high expectations for yourself and their work product, having a hard-charging drive to succeed
  • Excellent communication skills, emphasizing teamwork and collaboration to win work
